Plot Plan Requirements


Four copies of each drawing must be submitted.   These must be submitted on at least 8 ½ x 11 inch sheet of paper.

 

A parcel that is two (2) acres or less in size must be drawn to scale, preferably at architect's or engineer's scale (ex. 1" = 10' or 20', 1/16' or 1/8" = 1') and all dimensions and boundaries must be shown.

 

A parcel that is more than two (2) acres in size does not have to be drawn to scale, however, all dimensions and boundaries must be shown and all information must be accurate.

 

For large parcels: provide a scaled drawing of a two (2) acre section of development area.

 

The plot plan must include the following:

  1. Property description, including township, range, section and tax lot number and property address if available
  2. North arrow
  3. Names and locations of all roads adjacent to the property
  4. Direction and percent of slope
  5. Location of all major features (ex. canals, irrigation ditches, rock ledges, etc.)
  6. Location of well or water sources on your and adjacent properties
  7. Location of test holes used for the site evaluation during the feasibility process
  8. Dimensions of all property lines
  9. Show height from grade to all shade producing points of roof lines for solar calculation.  NOTE:  in some cases, plot plans for parcels over 2 acres may need to be scaled for solar purposes.
  10. For new septic construction three elevation shots on each leachline for both the initial and reserve leach field area
  11. Location of proposed septic tank, drainfield, and replacement field, showing dimensions and spacing of leachlines.  Further, the distance from the septic tank and system to the property lines.  NOTE:  In some cases, a sanitarian may require the system to be drawn to scale.  We have handouts available on septic systems to assist you.
  12. Location, size and intended use of all structures, existing and proposed.
  13. Location of driveways or other roads on the property, existing and proposed
  14. Location of any public utility easements.
  15. Distance (setbacks)  from all structures to property lines.
